Minimum investment amount of 200,000 euros: Immac invests in care properties in Ireland via special funds

Immac Management Company is launching its sixth Ireland fund for institutional and high-net-worth investors. The special AIF invests in nursing homes in Ireland.

The closed-end special fund "Immac Ireland Social Real Estate VI Renditefonds GmbH & Co. geschlossene Investmentkommanditgesellschaft" is investing in the nursing home "The Bethany House Nursing Home" in County Westmeath. According to Immac, Ireland's nursing sector is experiencing strong growth. The country is still in an early phase of demographic change, comparable to Germany 15 years ago. The demand for modern nursing places is therefore increasing, while the supply is not keeping pace with this development.

The projected investment volume is €18.8 million plus a fee charged on the purchase of fund units (premium). €12.3 million will be placed as limited partnership capital. According to the fund manager, the projected distribution is 5.0 percent per year. This is expected to rise to 6.0 percent per year with monthly payouts. The offering is aimed at professional and semi-professional investors with a minimum investment of €200,000 plus a 5 percent premium. The planned term is 15 years.

Immac is a real estate investment company specializing in the healthcare sector. Since its founding in 1997, the group has invested approximately €2 billion in over 170 operating properties. The properties were built or acquired for 104 of the group's long-term oriented funds. The company's involvement has since expanded to include other asset classes, such as hotel investments. In 2013, the group founded HKA Hanseatische Kapitalverwaltung.
