Home sales break records in its best April in 17 years

Home sales rose 2.3% in April compared to the same month in 2024, reaching a total of 54,318 transactions, the highest figure for this month since 2008, when nearly 55,000 sales were made, the National Statistics Institute (INE) reported Thursday.
With the April 2025 increase, more than 38 points lower than that recorded in March, home sales have seen ten consecutive months of year-on-year increases.
The year-on-year increase in home sales in April was due to both the increase in transactions involving new homes , which rose 7.2% year-on-year to 11,410 transactions, and the increase in transactions involving existing homes , which grew 1% to 42,908 transactions.
93% of the homes sold last April were privately owned homes, and 7% were protected homes. Overall, the number of privately owned homes increased by 2.3% year-over-year, to 50,526 transactions , while the number of protected homes increased by 1.9%, to 3,792 transactions.
Month-on-month (April-March), home sales fell 13.5% , with declines of 21.6% for new homes and 11.1% for existing homes. In the first four months of the year, home sales increased 15.9%, with increases of 29.4% for new homes and 12.5% for existing homes.
By autonomous community and in absolute terms, Andalusia was the region with the most home sales during the fourth month of the year, with 11,063, followed by the Valencian Community (8,381), Catalonia (8,156), and Madrid (6,604). Ten autonomous communities sold more homes in April 2025 than in the same month in 2024, and seven sold fewer.
The largest increases were seen in La Rioja (+25.2%), Castilla y León (+23.5%), Extremadura (+23.2%), and Murcia, with a year-on-year increase of 18.5%. At the other end of the spectrum, the Canary Islands (-19.3%), the Balearic Islands (-11%), Asturias (-9.7%), and Aragon (-7%) saw the largest year-on-year declines in home sales.
The number of properties transferred in the property registries, resulting from previously executed public deeds, reached 185,546 last April, a 3.5% decrease compared to the same month in 2024.
Property transfers through sales increased by 1.9% compared to the previous year, while transfers through donations decreased by 13.8% year-on-year; transfers through inheritance decreased by 7.4%, and exchange transactions increased by 0.9%.
87.4% of April's sales were for urban properties, including residential properties, and 12.6% for rural properties. Urban property sales increased by 2.9% year-on-year, while rural property sales decreased by 4.2% compared to April 2024, totaling 92,732 and 13,337 transactions, respectively.
