Home sales grew 18% in June, closing out its best first half of the year since 2007.

Home sales continue to rise, closing out a golden half-year for statistics. As evidenced by the figures released today by the National Institute of Statistics (INE), and according to the Statistics on Transfers of Property Rights (ETDP) for June, 194,105 properties were registered in the property registry in the sixth month of the year, 9.8% more than in the same month last year. Despite the upward trend, this figure contrasts with that recorded in May, which saw a year-on-year increase of nearly 40%.
Regarding sales statistics alone, according to the INE (National Institute of Statistics and Census) the number of property transfers reached 112,346 , representing a year-over-year increase of 17.0%. Looking at the breakdown of the transfer methods used for these properties, 4,343 properties were transferred by donation, 41,150 by inheritance, and 35,700 through alternative methods.
Home sales, as a standalone statistic, increased by 17.9% compared to June 2024 , while the monthly rate fell by 3.3%. Furthermore, the INE indicates that 92.7% of homes sold in June were unsecured, while the remaining 7.3% were protected. Year-on-year, the number of unsecured homes grew by 18.0%, while the number of protected homes grew by 16.3%.
As the real estate portal Pisos.com points out, a total of 357,533 transactions took place in the first six months of the year, which is equivalent to 19% more than in 2024. "These data show once again that the reactivation of demand is closely linked to the shift in the ECB's monetary policy and that it is acting as a lever for many citizens who, until now, had remained outside the market , specifically for 21%," they explain.
Regarding the distinction between urban and rural properties, 87.8% of purchase and sale transactions corresponded to the former, growing by 18.1% year-on-year, while rural properties accounted for 12.2% of transactions, reflecting a year-on-year increase of 9.4%. Furthermore, the INE (National Institute of Statistics and Census) indicates that 59.9% of transactions involving urban properties involved the purchase and sale of homes .
Statistics show that only 21.3% of homes sold in June were new, representing a 25.3% year-on-year increase, while the remaining 78.7% were used homes , an upward trend of 16%.
Looking at the results by autonomous community, Galicia (22.1%), Asturias (21.6%), and Cantabria (21.4%) recorded the highest annual rates of change in the total number of properties transferred in June. Meanwhile, Aragon (-7.2%), Navarre (-1.2%), and the Balearic Islands (-0.9%) recorded the lowest annual rates.
In other respects, regarding registered home sales, the autonomous communities that saw the largest increases were Cantabria (41.7%), Aragon (37.7%), and Castile and León (35.2%). Meanwhile, the Balearic Islands (1.2%), Navarre (1.5%), and the Community of Madrid (3.7%) recorded the smallest increases.
The real estate portal Idealista has responded to the housing transfer figures through its spokesperson, Beñat del Coso, stating that "the volume of transactions registered in the market continues to grow relentlessly, and the mark of 700,000 homes sold in the last 12 months has been surpassed."
"In fact, more homes were sold in the first half of 2025 alone than in the entire year of 2015 , which highlights the strength of demand and puts into context the very sharp price increases the market is experiencing, especially in an environment where supply remains tight," adds Del Coso.
