Brescia – Sirmione, Desenzano and Ponte di Legno on the podium of the Municipalities where buying a house costs more, but in the last thirty years it has been the municipalities of the hinterland of Brescia that have seen a strong surge . These are some of the data that emerge from the List of property values ​​in Brescia and the province , created by the Special Company of the Chamber of Commerce ProBrixia. The survey carried out in May confirms the trend of 2024, with a higher demand for homes of a higher energy class .

“More sustainable solutions are being sought, including by intervening on dated buildings to make them less impactful from an environmental point of view,” emphasizes Roberto Zini, president of Pro Brixia. The analysis says that the real estate market in Brescia and its province in 2025 confirmed the constant increase in values ​​recorded in 2024, caused by the increase in construction costs rather than by an increase in demand, with stability in the number of sales. The Listing Committee highlights how needs are increasingly changing: young people are approaching properties with a good energy class and recently built, they are giving up spaces in favor of greater construction quality.

“Today, smaller, easily manageable homes with low maintenance costs are increasingly popular,” explains Gianbattista Quecchia , president of the Brescia Real Estate Exchange Committee. 2025 confirms the historical trend of the provincial real estate market, which is concentrated in particular in the most touristic areas. “In particular, homes with a lake view, good energy performance and modern amenities are increasingly sought after, both for direct use and as an income investment,” points out Demetrio Rossi, coordinator of the Listing Committee.

In first place in the province is Sirmione Castello facing the lake (8 thousand euros per square meter); in the city, the most expensive area is Piazza Paolo VI, Via Musei, Corso Zanardelli, Piazza Tebaldo (5,600 euros per square meter). From the comparison with the data from 1995, it emerges that in 30 years the real estate values ​​of the municipalities in the Brescia belt have more than doubled: San Zeno (+124%), Bovezzo and Rezzato (+117%) above all.
