Well-known developer at a loss. This year, it wants to sell 3,000 apartments

The Echo Investment group's revenues in the first quarter amounted to PLN 94.6 million.

The Group recorded an operating loss of PLN 65.6 million and a net loss of PLN 85.4 million.

Fewer apartments delivered to clients

- The results for the first quarter of 2025 were influenced by the smaller number of apartments delivered to clients, which we expect to increase in the next reporting period. We are also observing growing interest in the commercial market and at the same time we are focusing on reducing the general costs of our operations in this segment - wrote Nicklas Lindberg, CEO of Echo Investment, in a letter to shareholders.

As reported, at the end of the first quarter of 2025, the group had over 3.5 thousand apartments for sale, and another 11.3 thousand were in the preparation phase.

- In the first quarter, we started selling almost 1,000 apartments. During this time, we handed over the keys to 24 apartments to our clients and sold another 530. Our plan for this year is to hand over a total of 2.3 thousand and sell 3 thousand apartments - announces Nicklas Lindberg.

The company is developing the Resi4Rent platform. It currently has almost 5.1 thousand ready-made apartments available for subscription - the most in Poland. The company's portfolio also includes 3 thousand premises under construction, and over 700 are in the process of being sold.

In parallel, in cooperation with Signal Capital Partners and Griffin Capital Partners, Echo is implementing the first two StudentSpace projects in Kraków. The investments include modern living and learning spaces for over 1.2 thousand students. According to the schedule, both dormitories are to start operating at the beginning of the 2025/2026 academic year.

Over 3.5 thousand apartments for sale in Archicom's offer

At the end of the first quarter of 2025, Archicom, the group's residential company, had over 3,500 apartments for sale, and another 11,300 were in the preparation phase. During this period, sales of nearly 1,000 premises were launched, keys to 24 apartments were handed over to customers, and the sale of another 530 was finalized.

The group's ongoing housing projects include the Modern Mokotów estate in Warsaw, which will eventually include around 1.5 thousand apartments. The investment is being built based on the idea of ​​a 15-minute city. Some of the apartments will hit the market this year. As part of this project, the construction of a public primary school for 450 students, financed by the company, will also be completed this year.

In May 2025, Office House in Warsaw was put into use – the first completed and 90% leased building within the multifunctional Towarowa22 super quarter. The facility offers 32,000 sq m of office space.

In parallel, work is progressing on the M7 apartment building, which will include 143 premium apartments, and the next stage will soon begin – Apartamenty Gutenberga, which will include 169 apartments. The entire Towarowa22 project, carried out in cooperation with AFI, is planned to be completed by the end of 2028.
