INE: Housing valuation rises 18.1% to €1,911/m2 in June

The National Statistics Institute ( INE ) reports that the median value of bank appraisals for housing of 1,911 euros per square meter in June is 25 euros higher than that recorded in May .
"The number of bank assessments considered was around 32.6 thousand, which represents a decrease of 7.5% compared to the previous month and an increase of 2.8% year-on-year," indicates the INE.
By region, compared to June 2024, there was no decrease in the median value of assessments and the most intense variation was observed in the Setúbal Peninsula (22.8%).
In chain, the West and Tagus Valley region showed the most significant increase compared to the previous month (2.5%) and there was a single decrease, in Alentejo (-0.3%).
In June, the median value of bank appraisals for apartments was 2,208 euros/m2, 22.9% more than in the same month of 2024 and the highest values were observed in Greater Lisbon (2,940 euros/m2) and the Algarve (2,596 euros/m2), with Alentejo presenting the lowest value (1,386 euros/m2).
The Setúbal Peninsula showed the most significant year-on-year growth (24.1%), with no decrease observed.
Compared to the previous month, the assessment value rose 2.5% in June, with the West and Tagus Valley registering the largest increase (5.0%), with no decrease observed.
According to the Bank Valuation Median Value Index, in June 2025, valuation values were higher than the median in Greater Lisbon (52%), Algarve (34.7%), Setúbal Peninsula (18.8%), Autonomous Region of Madeira (14.2%), Alentejo Litoral (7.3%) and Porto Metropolitan Area (0.7%).
The regions of Beiras and Serra da Estrela, Alto Tâmega and Barroso and Terras de Trás-os-Montes were the regions that presented the lowest values in relation to the country's median (-52.2%, -50.8% and -49.9%, respectively).
The INE states that the median value of one-bedroom apartments rose by 39 euros, to 2,795 euros/m2, with two-bedroom and three-bedroom apartments increasing by 64 euros and 36 euros, respectively, to 2,267 euros/m2 and 1,924 euros/m2.
Overall, the T1, T2 and T3 typologies represented 92.2% of the apartment evaluations carried out in the period under analysis, according to the INE.
In relation to housing, the respective median value of the bank appraisal was 1,389 euros/m2 in June 2025, which represents an increase of 9.2% compared to the same month of the previous year.
The highest values were observed in Greater Lisbon (2,669 euros/m2) and the Algarve (2,505 euros/m2), with the Center and Alentejo recording the lowest values (1,047 euros/m2 and 1,103 euros/m2, respectively).
The Setúbal Peninsula showed the highest year-on-year growth (17.2%), with no decrease recorded.
Compared to the previous month, the appraisal value decreased by 0.4%.
In chain, Greater Lisbon was the region with the highest growth (4.5%), with the sharpest decline recorded in the Autonomous Region of Madeira (-2.2%).
The median value of 2-bedroom homes fell by 21 euros, to 1,351 euros/m2, 3-bedroom homes maintained the value recorded in the previous month (1,376 euros/m2) and 4-bedroom homes fell by 6 euros, to 1,467 euros/m2.
Overall, these typologies represented 88.6% of housing assessments carried out in June.
