Santa Maria da Feira and Cascais lead increases in housing prices

Housing prices accelerated in 16 of the 24 municipalities with more than 100,000 inhabitants in the first quarter, with Santa Maria da Feira and Cascais leading the biggest increases , the National Statistics Institute (INE) announced today.

According to Local Housing Price Statistics, in the first three months of this year, the municipalities of Lisbon (4,492 euros/m2), Cascais (4,477 euros/m2), Oeiras (3,983 euros/m2), Porto (3,066 euros/m2) and Odivelas (3,048 euros/m2) had the highest housing prices.

The INE observed that all municipalities with more than 100,000 inhabitants in Greater Lisbon, the Setúbal Peninsula and the Porto Metropolitan Area (with the exception of Santa Maria da Feira and Gondomar) recorded median housing prices higher than the national value, which was set at 1,951 euros per square meter (euros/m2).

Of that set of 17 municipalities, five presented year-on-year variation rates higher than the national average (18.7%): Santa Maria da Feira, in the district of Aveiro (27%), Maia, in the district of Porto (22.7%), Oeiras, in the district of Lisbon (21.4%), Seixal, in the district of Setúbal (19.9%) and Loures, district of Lisbon (18.9%).

The largest decrease in the year-on-year rate of change, recorded in the first quarter, occurred in the municipality of Funchal (-30.2 percentage points).

The municipalities of Lisbon and Porto recorded decreases of 1.1 and 2.0 percentage points in the year-on-year rates of change from the fourth quarter of 2024 to the first quarter of 2025.
