Sustainable properties can receive up to a 10% discount on property tax (IPTU) in Porto Alegre; find out how to apply

With more than a month to go until the deadline, 466 properties in Porto Alegre have already filed requests for a discount on their 2026 property tax (IPTU) based on sustainable practices, according to the Municipal Finance Department. The deadline to apply for the benefit remains open until August 31st .
The tax reduction can reach 10% , depending on the score obtained in an environmental certification issued by the Municipal Secretariat of Environment, Urbanism and Sustainability (Smamus) . Among the criteria evaluated are: efficient use of water and energy , waste management , accessibility and urban mobility .
To qualify for the discount, the property must be legally registered and have a valid Occupancy Certificate . The first step is to request environmental certification from Smamus through the city's Licensing Portal by completing the specific form and attaching supporting documents, including the technical responsibility document.
With the environmental certificate in hand, taxpayers should access the Municipal Treasury Services Portal and formalize their request for the discount. Those who submit their request by August 31st will receive the benefit in 2026. Requests made between September 1st and December 31st will only be valid from 2027 onwards.
Environmental certification is valid for three years , but the IPTU discount must be requested annually . Properties with pending urban or environmental violations will not be eligible for the benefit .
