Analysts talk about cities with apartments in new buildings near parks

Experts decided to identify the "greenest" cities in different parts of Russia, where developers are actively building residential complexes near park areas. The top of the rating was occupied by Moscow, Rostov-on-Don, Krasnoyarsk, Yekaterinburg, Krasnodar and Magnitogorsk.

Moscow became the leader of the rating. In the capital, more than 450 thousand square meters of housing are being built near parks: near the Botanical Garden - 127 thousand square meters, near Sokolniki - 82 thousand, near Serebryany Bor - 64 thousand, near Fili Park - 52 thousand, near the Kolomenskoye Museum-Reserve - 44 thousand, near Izmailovsky Park - 41 thousand, near Gorky Park - 25 thousand, near Vorobyovy Gory - 16 thousand, near the Muzeon Arts Park - 7 thousand square meters. These are the data of the study conducted by analysts of NDV Supermarket Real Estate and Development-Yug.

The second place was taken by the capital of the Southern Federal District — Rostov-on-Don. The city has seven conveniently located parks, near which active construction is underway. The largest number of "square meters" is being built near the Alexandrovskaya Grove (Aviatorov Park) - 175 thousand. Almost 95 thousand are being built near the Botanical Garden of the Southern Federal University.

Developers are building 55 thousand square meters near the Nikolai Ostrovsky Park of Culture and Leisure. 34 thousand square meters are being built near the Druzhba Park. 20 thousand meters of housing are being built near the October Revolution Park. In two more parks - the Central Park and the Embankment Park - 14 thousand and 9 thousand meters, respectively.

In Krasnoyarsk, analysts have identified four parks: Troy, the 400th Anniversary of Krasnoyarsk Park, Central, and Gagarin Park. Near them, developers plan to commission facilities with a total area of ​​71,000, 55,000, 50,000, and 28,000 square meters, respectively.

In the Ural capital, Yekaterinburg, developers have taken a liking to six parks: Shartashsky Forest Park (58 thousand square meters of construction), Mayakovsky Central Park (45 thousand), XXII Party Congress Park (27 thousand), Victory Park (26 thousand), Kharitonovsky Garden (21 thousand) and Green Grove (10 thousand meters).

In Krasnodar, near four parks, including Chistyakovskaya Grove, Kosenko Botanical Garden, Galitsky Park and Solnechny Ostrov Park, 77 thousand, 55 thousand, 28 thousand and 12 thousand square meters of primary housing are being built, respectively.

A new residential complex with an area of ​​220 thousand square meters will be built in the immediate vicinity of the city park "Prityazhenie" in Magnitogorsk. The implementation period of the entire project will be 10 years, the construction of the first stage is planned to begin in 2025.

- Housing with parks is considered as popular as housing near water bodies. Good ecology is one of the main factors when choosing an apartment, since the buyer plans to live there for a long time, not just for one year. For us as developers, construction in ecologically clean areas is considered an advantage.
