The cost of premium new buildings in Moscow has reached a new maximum
Last August, the average cost of apartments and flats in premium new buildings in Moscow reached 61 million rubles, analysts calculated. This is the maximum since 2020. The price of a square metre in premium new buildings has increased by 12% over the past 12 months.

As Anna Radzhabova, director of the elite real estate department at Metrium Premium, told MK, last August, developers sold real estate in their projects at an average price of almost 61 million rubles. This is 8% more than in August 2024, when the average cost of an apartment was 56.6 million rubles. Meanwhile, in the third quarter of 2020, the average cost of an apartment in premium new buildings was almost 64 million rubles. “Thus, over five years, the figure has decreased by 5%,” the analyst calculated.
"The price range in the premium new buildings market is quite variable," noted MR Analytics experts. In their opinion, in the current structure of supply of modern premium new buildings, buyers can find both large and compact apartments, respectively, their cost will be lower. There is also a wide choice by construction stage, which greatly affects the price - in projects at the foundation pit, the average price of an apartment can be two times lower than in a finished new building. "Right now, the premium segment is attractive precisely because it is very diverse in price, but at the same time has a high quality level," the experts concluded.
According to Radzhabova, the largest share of premium apartments and flats on sale are properties costing over 60 million roubles (31%). In terms of area, the main share of premises on sale is concentrated in the range of 40-60 sq. m (27%).
"In recent years, premium-class new buildings have become very attractive to investors," noted Regions Development Commercial Director Liliya Artsybasheva. She explains this trend by the fact that, against the backdrop of high demand, the price of objects at the foundation pit stage often increases by 15-20% for a short period. Accordingly, it makes sense for the premium segment to invest in projects at the initial stage of implementation.
Anna Radzhabova also analyzed the dynamics of the average cost per square meter in premium-class new buildings. Over the past 12 months, it has grown by 12% and reached 786 thousand rubles per square meter. Five years ago, in the third quarter of 2020, this figure was 559 thousand rubles per square meter. Thus, the specific price of premium-class new buildings in Moscow has increased by 41% over the past 5 years.
"The dynamics of the average cost of apartments and flats in premium new buildings in Moscow was determined, among other things, by the dynamics of the average area of such properties," the expert emphasized. According to her, five years ago, the average area of properties on the premium new building market exceeded 100 sq. m and was often in the range of 90 to 120 sq. m. Now their average area has noticeably decreased to 77.5 sq. m. Developers attract more buyers due to a smaller purchase budget.
