My Dear Capital: In Which Districts of Moscow Do Wealthy People Buy Housing?

The primary market for expensive housing in Moscow is clearly on the rise: supply, demand and prices are growing. In the most expensive district of the capital – Tverskoy – the average price per square meter has exceeded 3 million rubles for the first time. What is the reason for this excitement and which districts of “old” Moscow are most in demand among wealthy buyers of “square meters” – MK decided to find out.
As Ruslan Syrtsov, Managing Director of Metrium, told MK, sales of new buildings are currently underway in 95 districts in all 10 districts of "old" Moscow (including Zelenogradsky). According to his data, the average price per square meter on the primary market of "old" Moscow reached 685.3 thousand rubles. Over the year, the indicator has grown by 25.2%, which is primarily due to changes in the structure of the exposition, the expansion of the share of high-budget projects.
"High average prices for residential real estate indicate the prestige of the location," the expert noted. Moreover, according to him, the capital's primary market is structured in such a way that very high prices do not mean that the limit has been reached and growth will slow down. On the contrary, real estate in popular locations with exclusive characteristics, in fact, has no price ceiling. And such areas are found in almost every district. Only the price order differs: if in the center in the most prestigious locations a "square" costs an average of several million rubles, then on the periphery even 500 thousand rubles per square meter serve as an indicator of special status."
On the primary market of the Central Administrative District, the average price per square meter is 1.94 million rubles (+45.9% per year). The maximum figure in the historical center was recorded in the Tverskoy District - 3.06 million rubles per square meter (+23.9%). This is the first location in the history of the capital's market where the average price per square meter exceeded the 3 million ruble mark. Such a significant figure is explained by the fact that 92% of the local supply is deluxe class, as well as the immediate proximity of the projects being implemented to the Kremlin.
In new buildings in the Western Administrative District, the average price per square meter is 599.3 thousand rubles (+16.5%). The most expensive primary housing in the west of Moscow is in Dorogomilovo - 1.34 million rubles per square meter (+41.1%). In this area, two prestigious areas stand out at once: Kutuzovsky Prospekt and Tarasa Shevchenko Embankment near the Moscow-City International Business Center. And it is here that new buildings currently being sold in Dorogomilovo are concentrated.
New buildings in the North-West Administrative District cost an average of 522.8 thousand rubles per square meter (+11.5%). The area in the northwest of the capital with the most expensive housing is Khoroshevo-Mnevniki, where square meter costs an average of 644.4 thousand rubles (+9.6%). The status of this location is due to two factors: the presence of the elite city resort Serebryany Bor and its location in the "heart" of the "Big City" business cluster.
"Khoroshevo-Mnevniki is one of the greenest areas of Moscow," Igor Sibrenkov, Commercial Director of GC Osnova, told MK. According to him, the wind rose here is extremely favorable. In addition, the area has many park areas. And together, these factors provide an excellent ecological environment. Developers also participate in landscaping and improvement of the location. It is no coincidence that in terms of demand on the primary market of the capital, Khoroshevo-Mnevniki is among the top 10 most popular areas.
On the primary market of the Southern Administrative District, the average price per square meter is 490.9 thousand rubles (+8.1%). The leader in the cost of new buildings in the south of Moscow is the Donskoy District. Here, the average price per square meter is 725.6 thousand rubles (-10%). The local real estate is especially expensive due to its proximity to the center and the presence of landscaped green areas (Gorky Park, Neskuchny Garden, Donskoy Monastery Square).
In new buildings in the Northern Administrative District, the average price per square meter is 461.2 thousand rubles (+13%). The most expensive primary housing in the north of Moscow is in the Begovoy district - 766.9 thousand rubles per square meter (+21.6%). The location borders the center, has excellent transport accessibility, and is characterized by a developed business, cultural and leisure infrastructure.
New buildings in the North-Eastern Administrative District cost an average of 447.7 thousand rubles per square meter (+17.6%). The area in the north-east of the metropolis with the most expensive housing is Rostokino, where square meters cost an average of 638.2 thousand rubles (+13.2%). This location is famous for its good ecology and large parks VDNKh and Rostokinsky Aqueduct.
On the primary market of the South-West Administrative District, the average price per square meter is 430.7 thousand rubles (+1.5%). The leader in the cost of new buildings in the southwest of Moscow is the Gagarinsky District. Here, the average price per square meter is 860.4 thousand rubles (+18.9%). The district has many advantages, but its main advantage is its proximity to four prestigious universities: Lomonosov Moscow State University, the Institute of Steel and Alloys, the Finance and Law Academy, and Gubkin Russian State University of Oil and Gas.
In new buildings in the Eastern Administrative District, the average price per square meter is 415.8 thousand rubles (+9.3%). The most expensive primary housing in the east of Moscow is in Sokolniki - 564.6 thousand rubles per square meter (+8.2%). More than half of the district is occupied by the park of the same name. The location has many educational and sports infrastructure facilities. In addition, the district is distinguished by good transport accessibility and low population density. Despite the attractiveness of the location, new buildings with business-class apartments have not appeared here for more than five years. But this year the situation has changed. "Sokolniki is an established district that continues to develop and renew itself, but through spot development, which allows us to maintain a comfortable rhythm of life," noted Kristina Nedrya, Director of the Commercial Department of Stone.
New buildings in the South-East Administrative District cost an average of RUB 381.2 thousand per sq. m (+10.5%). The leader in the cost of new buildings in the southeast of Moscow is Lefortovo, where a sq. m costs an average of RUB 474.2 thousand (+8.2%). The liquidity of local housing is increased by the vast Lefortovo Park with its palace complex. The location is also characterized by a high provision rate of places in kindergartens and schools.
Finally, on the primary market of Zelenograd Administrative District, the average price per square meter is 258.5 thousand rubles (+12.7%). The leader in the cost of new buildings in the Zelenograd District is the Matushkino district. The average price per square meter in the only local residential complex is 314.7 thousand rubles. In this case, there is no talk of any special advantages of the location. It is solely a matter of the higher quality characteristics of the project being implemented in Matushkino compared to competitors in neighboring areas of Zelenograd.
