This is the new second homeland of Poles. They are buying real estate en masse

The Spanish sun is increasingly illuminating the grey reality of Poles. In just four years, our compatriots have acquired almost 12,500 properties on the Iberian Peninsula.

Just a few years ago, a house with a sea view , in the country of oranges and flamenco, was just a bold dream. Today, it is a reality for thousands of Poles who are exchanging Pomerania for the Costa del Sol . As the latest data from Registradores de España shows, Poles have become one of the most dynamic groups of property buyers in Spain. Since the beginning of 2021, we have purchased nearly 12.5 thousand Spanish houses. Why does the Iberian Peninsula tempt Poles?

Spanish real estate boom

The Spanish property boom came with the pandemic, or rather the possibility of working remotely. Then came the appetite for quality of life - relatively friendly prices, paradise surroundings and morning coffee with a sea view.

Poles first rented apartments, then increasingly boldly bought them – and on a scale that amazes local analysts. In 2024 alone , Poles bought over 4.2 thousand properties in Spain. The first months of 2025 show further growth – from January to March, Poles bought 1,000 houses and apartments.

What region interests Poles the most? The undisputed leader remains Andalusia – with the cosmopolitan, elegant Costa del Sol . This region accounts for almost 20 percent of all real estate transactions in Spain . In the first quarter of 2025 alone, over 36 thousand properties were purchased here. Poles accounted for 3.9 percent of foreign buyers , which gives them ninth place in the ranking – with a clear upward trend.

Costa del Sol attracts Poles - a safe home far from war

Buying a property in southern Spain is not just a luxury whim for many people today, but also a strategic decision. Marbella , Estepona or Mijas offer guaranteed weather and... peace. And this is priceless in a world of geopolitical tensions.

More than 4,000 km away from the unrest in Eastern Europe, Spain has become a safe haven.

Poles invest in Spanish real estate

Poland and Spain are getting closer – economically, socially, and now also through the real estate market. Both countries are recording dynamic economic growth, which translates into investment certainty.

According to Eurostat, property prices in Spain have increased by more than 32% over the past five years. Experts expect further increases, up to 8% per year – another argument in favour of a Spanish address on the investment portfolio map .
