Apartments with terraces have become a trend in luxury real estate in the two capitals

Apartments with terraces appear on sale in St. Petersburg one and a half times more often than in Moscow: in 60% of elite projects versus 40%. At the same time, the sizes of recreation areas vary significantly. In Moscow, the area of ​​terraces in the high segment reaches 261 square meters, and in the northern capital - only 69.

Analysts have found that in elite residential projects in the two capitals, terraces are considered the most popular layout solution for outdoor recreation. The second most popular in Moscow are apartments with an exploitable roof, the area of ​​which can reach 900 square meters.

On the third level are city houses: one- or two-level apartments on the first floor of a multi-story building with a separate entrance, private patio, cellar and underground parking.

Even taking into account the already high cost of luxury housing, prices for apartments with spacious terraces and other layout solutions for recreation are 15-20% higher than standard ones.

- Apartments with terraces are available in 20 out of 47 elite residential complexes in Moscow, - specifies the head of the analytics and consulting department of the company "NDV Supermarket Real Estate" Elena Chegodaeva. - The area of ​​terraces available for purchase in the capital is from 8.7 to 261 "squares". In St. Petersburg, housing with terraces is available in more than half of the elite residential complexes: in 12 projects out of 21. However, in the northern capital, the range of areas of such recreational spaces is significantly smaller than in Moscow: from 8.08 to 69.5 "squares".

This gap in the sizes of terraces between the cities is due to the architectural features and limited space of the historical part of St. Petersburg. High density of development and low number of storeys are especially characteristic of the Central and Petrogradsky districts, where most of the city's premium residential complexes are concentrated.
