"If someone rents an apartment, paying for utilities is one of their obligations. We fear conflict between the landlord and the tenant if it turns out that additional heating costs are necessary," says Mirosław Król, a real estate expert.
In some cases , the change in the cost of heating fees or community rents can amount to several hundred zlotys per month.
There are many indications that tenants will be shivering—not necessarily from the cold, but from the uncertainty of how high heating costs might be. The situation seems difficult to predict, and the fact that heating prices will rise is almost certain.
"The increase in gas prices will significantly impact rental apartment costs. This is especially true for gas-heated apartment buildings, older buildings, and apartments in annexes. This situation significantly reduces the attractiveness of renting, as the cost component becomes difficult for tenants to manage. I imagine that the announcement of rising gas and heating costs will prevent landlords from raising rent in the fall. At the same time, this increase will be felt by customers, who will pay more for utilities," says Mirosław Król.
The rise in heating and electricity costs is having a significant impact on the real estate market. The same is true for rent payments to housing cooperatives. In some cases, the increase was as much as 400-500 PLN per year, dramatically increasing costs.

In his opinion, complaints are very often directed at the owner of the apartment, who does not actually have to increase his costs to make the rental of the apartment much more expensive for the client.

The increased interest in purchasing apartments on the secondary market will be generated largely by the impatience of renters when it turns out that rent costs are rising again.

"Many landlords are already using prepaid electricity meters , allowing the tenant to decide on the top-up amount and the final costs. Such top-ups can be purchased at many stores. This solution is advantageous because the tenant actually pays for how much electricity they use. I've encountered situations where the extra cost of electricity, gas, or water has been a serious source of conflict between the tenant and the landlord," admits the expert.
